New restaurants, retail businesses, shopping centers, and business offices will soon be developed in Land O Lakes. The newly developing sites will be located along U.S. 41 and State Road 54. Strategic Properties Group are the builder for this project. They are ready to start building the first three new shopping centers. Two more shopping centers are currently being planned. The first building will go up on the land in front of State Road 54 on the corner of Camp Indianhead Road. The Hungry Greek and OTB Café are the first restaurants being built. A few driveways will be added to the entrance on State Road 54 for shoppers’ convenience.
A nation hair salon will be built in this area as well. There are already a few offices relocating and 6,500 square feet of area will remain open for leasing. A nail salon is yet another prospect. Buildings will be ready to occupy near the end of the year. Shops and restaurants will ready to open between February and March. What has made this location an attractive real estate purchase was the heavy traffic along the State Road 54. The property was purchased in 2006, but due to the downfall in the economy, the construction could not begin until now. Land O Lakes is quite welcoming to the new shopping centers. The local residents near the area are equally welcoming the short distance travel from their neighborhoods to shop, dine, and more.
About 70,000 cars a day have been counted traveling this area. This will offer great business to the new establishments there. People who live nearby, those passing by and visitors will all play a great part in the businesses. Two more shopping centers in the Land O’ Lakes are being thought about by Strategic Properties. Just recently Land O’ Lakes area has begun to share some of the same action that the Wesley Chapel area has been known for. Wesley Chapel’s development was much faster. Land O’ Lakes Landings development will start in 2018 planned for about 13,000 square feet of buildings. This new development will be located about a mile south of State Road 52. This site will rest next to a 500-home master-planned community. The property once belonged ton Lester Dairy Farm.
Discussions remain active with the national chain restaurant, but leases are not yet in place. This will be the first commercial parcel located outside of the development’s main entrance. The Lake Thomas Crossings shopping center will begin construction in early 2017. This is planned to be a 16,000 square-foot shopping center. It will be located just three miles north of State Road 54 on on U.S. 41. In this area, there is a dire need for restaurants and retail stores.
Connerton, a Pasco housing development, came to a halt during the recession. Today, there are quite a few new homes and restaurants under construction. If Connerton was not developed, then the property for the new shopping area would not have been purchased.
