There is a large-scale development plan in the works for the historic crossroads in Land O Lakes. An amendment to the county’s land-use plan was recently approved for development of 44 acres. The intersection is known as Gowers corner and this development will take place in the southwest corner of the intersection of US 41 and State Road 52.
The developers currently want to build 215,000 square feet of commercial and office projects. There will also be about 40 residential units on the property. Current plans include stores, offices, restaurants, and work lives units with residences above small shops. The undeveloped property was purchased decades ago and is now owned by a corporation of the Tibbetts family. Except for a Citgo station and a speedway with the Dunkin’ Donuts, the intersection has long remained undeveloped.
Because of flooding problems in the area, the current developers will be looking at building retention ponds in the new development to remedy the problem. The county will also be working with the Southwest Florida water management District for options on resolving some of the current drainage issues in the area surrounding this intersection. This may allow for future development and ongoing redevelopment efforts along U S 41.
This large development plan in Land O Lakes will require the developer is working closely with the county and Southwest Florida water management District to ensure that these much needed amenities will work hand-in-hand with plans for water management.
