After nearly 85 years, the owner of Two Rivers Ranch has decided to allow development on a nearly 3,600 acre slice of their land, which will be used to house Pasco County families. The Two Rivers Ranch stretches along three miles of the new State Road 56 extension, which is massive. The actual ranch itself is about 14,000 acres. The development of Two Rivers Ranch will add those three miles to the road extension, and also provide a much needed transportation link between Wesley Chapel and Zephyrhills.
Two Rivers Ranch is located between Morris Bridge Road and U.S. 301 in Pasco County, and is also named for the two rivers on the property: the Hillsborough River and Blackwater Creek. The property is surrounded by residential and commercial developments, and with the development of the Two Rivers Ranch comes a new and faster means of transportation to and from these developments, too. This will greatly benefit both current residents and future residents of Pasco County.
The plans for the Two Rivers Ranch have been amended several times since the original plan was introduced in 2005. The latest one has a 40 acre town center, 150 acres of industry development, or office development, 3,875 single family homes, 1,400 multi-family residences, and 1,124 age-restricted residences.
The Two Rivers Ranch spans over three counties: the Pasco County, Hernando, and Hillsborough Counties. The original owner was highly focused on conserving wildlife: preserving trees, replenishing soil nutrients, and restoring wildlife habitat that had been destroyed. All of these conservation efforts will be continued today, as part of the contract placed between the owners of Two Rivers Ranch and the development contractors states that 216 acres will be set aside as conservation land. The wildlife habitats being protected today will allow many plants and animals to live and thrive, and residents may also be able to visit and see the habitats up close.
The new development of Two Rivers Ranch will benefit many residents of Pasco County with new homes in Two Rivers Ranch and faster ways of transportation with the extension of State Road 56. This new commercial and residential area will also stand for many different sections of present-day United States: modern developments, and rural towns with an abundance of wildlife.
