Land O’ Lakes seems to be the focus for some potential development as suggested by recent applications for rezoning considerations. Some of the projects that could become realities are a new brewery, retail outlets and also the inclusion of a development of new town homes, which would be situated on a solid stretch of Land O’ Lakes Boulevard to the north of State Road 54.
On January 13th, the Pasco County Planning Commission, which is comprised of a group of volunteers that meet together to advise the Pasco County Commission, following their time of looking over recommendations that had been made by the planning staff of the county, gave approval of the recommendations for each project. During the January 26th meeting, all three proposals are scheduled to be considered by the Pasco County Commission.
- Off State Road 54 in Land O’Lakes, it has been reported that Imperial Buffet that is located in the Village Lakes Shopping Center has decided that it would like to sell beer and therefore has applied for a license to do so.
- For a building located at 3338 Land O’ Lakes Blvd, representatives from Interior Elegance Inc. and In the Loop Brewing have both made their application for beer and wine licenses.
- Plans for a five hundred and forty square foot brewery, a two thousand eight hundred square foot tap and tasting area, along with an outdoor beer garden that measures nearly six thousand eight hundred square feet have been indicated by county records.
The owners of E List Properties are preparing to construct approximately seven thousand five hundred square feet of retail space, five town homes and also the feature of a boating dock in front of Lake Padgett, just south of the new brewery that could be going up shortly if approved.
The site that is almost two acres is located at 3330 Land O’ Lakes Blvd to the north of Stiverson Road. At the planning commission meeting, E List Properties was represented by real estate broker Jim O’Brien.
According to O’Brien, as he stated to the planning commissioners, no final decisions are in the making about what exact kind of retail this project will include.
That nearly two-acre site is at 3300 Land O’ Lakes Blvd. to the north of Stiverson Road. Real estate broker Jim O’ Brien represented E List Properties at the planning commission meeting.
It is now public knowledge that E List Properties is undertaking to see about having a vacant lot located on Land O’ Lakes Blvd. rezoned in order to be able to develop it for retail outlets and town homes.
O’Brien, after the meeting, took the liberty to explain that it does not come as a surprise to view increased interest concerning the Land O’ Lake area due to the residential development that has taken place on U.S. 41, as a result of the new growth surge of the county. This will create more opportunities, since people desire to work closer to the areas where they reside.
He went on to say that he did not believe that the construction by E List would commence immediately, but he did state that things to the north of State Road 54 are prospering.
The three proposals were balanced out by Brother Investments Inc. by their plan for constructing an office for contractors that will also offer storage that is located at 3228 Land O’ Lakes Blvd. If approved, the zoning area would thus wipe out the residential zoning currently to reinstate it as a commercial to light manufacturing zone.
Regarding other requests for rezoning in Land O’Lakes, Imperial Buffet that is located in the Village Lakes Shopping Center, which is off State Road 54, has submitted a request for a beer and wine license. This restaurant was opened on January 15th to replace the former location of Ichiban Buffet.
Another request was submitted by John D. Jones who desires to have property that is located a 7329 Land O’ Lakes Blvd that is to the north of Gator Lane rezoned from being considered as general commercial to now become commercial and light manufacturing. He has plans to do remodeling to a building present on the property by making it into an office for contractors, along with the inclusion of providing space for storage.
