Cypress Creek Town Center Planned in Wesley Chapel

CypressCreekTownCenterA new site plan has just been submitted for the Tampa Prime Outlets Mall at Cypress Creek. The future development is set to take place soon at the very long-vacant area of the Cypress Creek Town Center Development Regional Impact located on the north side and the south sides of S.R. 56, and just west of I-75. This plan has been submitted to Pasco County recently. The plans have been revised for the joint development between the JG Cypress Creek, LLC, and the Tampa Premium Outlets, LLC. All of the plans have been revised including the internal layout of the buildings, the access drives, the parking lot and the other site features that are related to the mall recently have all been revised.

 

The project will be divided into different phases, with the already being submitted to the county for approval and the specific details about the future of the construction for the outlet mall. Spine Road will be named Grand Cypress Drive. The new outlet mall is just phase one of seven on the south side of S.R. 56 and will span a 56 acre site. The new mall will be constructed and made capable of comfortably accommodating 1.1 million square feet of retail spaces. The first plan in 2007 was placed on hold due to a few legal issues.

 

Te legal issues that placed the first plan on hold was due to the runoff pollution issues into the Cypress Creek and the severe damage to the natural habitat of the many endangered East Indigo snakes on the property during the first road and the utility development of the planned mall site. The master drainage infrastructure has not been changed. Also not changed were the intersection configurations starting at the S.R. 56 and Wesley Chapel Boulevard which will only be extended. The development footprint will not affect any of the natural wetland or habitat areas.

 

The next step in moving forward is to get the site plan approved. A few agencies will review these plans and give their honest comments back to the developer. Then the plan will have to be resubmitted to get the final approval needed to move forward. The exact date has not yet been set for Pasco County to vote on final approval on the plans. As of today, there is still a very good chance that the developer may have the huge mall opened by sometime in the near future like, next summer. This will certainly brings lots of new jobs to the Wesley Chapel neighborhood.
