Though it was first settled in the mid-1800s, widespread development of the area now known as New Tampa did not begin until the late 1980s when the city of Tampa incorporated the area. Even as development occurred before, during, and after its incorporation, the 24-square-mile area of New Tampa did not gain momentum until it experienced large growth in the 1990s. Now, the region of New Tampa boasts a population of 22,466 as of the 2000 U.S. census with many new residential communities and commercial developments planned or under construction.
New Tampa’s Rapid Residential and Commercial Development
The district of New Tampa now features 12 residential communities, including Hunter’s Green, Pebble Creek, Arbor Greene, and Tampa Palms, which was the first residential neighborhood established in New Tampa. The town has started many major roadway improvements to accommodate the steady and rapid growth, such as the widening of Cross Creek Boulevard and a flyover ramp connecting Bruce B. Downs Boulevard to I-75 South, to help alleviate the “growing pains” that the area is experiencing. Many other roadways are planned to be widened or otherwise developed further to help adjust to the growing population. The district’s rapid growth, especially the numerous residential developments still in development, attracts homebuyers from all over, who stay to enjoy a great variety of shopping and entertainment options, peaceful nature preserves, and a wonderfully convenient location with easy urban access. It’s no surprise why homes for sale in New Tampa are becoming among the most popular in the area!
City within a City
Though considered a small city on its own, New Tampa is located just south of Wesley Chapel within the city limits of the City of Tampa. The district of New Tampa as an incorporated area refers to the 24-square-mile area within Tampa city limits, but the name “New Tampa” also refers to a larger mass of land located in unincorporated Hillsborough County, though this area of New Tampa uses Tampa mailing addresses. The name “New Tampa” in reference to this part of Hillsborough County, which includes part of Wesley Chapel to the north, is frequently used by Tampa area residents, but the name “New Tampa” officially refers only to the city neighborhood bearing that name within the city limits of Tampa. New Tampa’s status as a “city within a city” has certainly led to some confusion, but it’s this status that makes homes for sale in New Tampa so attractive for a potential homebuyer! The town of New Tampa is only minutes away from downtown Tampa, which means that many major Tampa attractions, such as the numerous beautifully tranquil beaches or the adrenaline-pumping excitement of Busch Gardens, one of the most popular amusement parks found in the state of Florida! For those who prefer suburban living but wish to stay close to the energy and commotion found in city life, there truly is no better place to be than the district of New Tampa!
